Do not price a paint-only fix for LP SmartSide 38 or 76 Series primed lap siding if its bottom edge misses the patio clearance or is wet, swollen or soft. LP’s listed application instructions call for at least 1 inch above horizontal patio and walking surfaces; they allow 3/8 inch only for a covered surface that slopes or drains so water cannot accumulate. Measure the real gap, identify the siding, and inspect the edge after rain. Separate any clearance, drainage or substrate correction from the repaint; coat only sound, dry siding under the selected finish’s own instructions.

The patio-to-lap gap is the bid item

A concrete patio is not finish grade soil, and the two clearances are different. LP’s 38 and 76 Series primed lap instructions call for at least 1 inch above a porch, patio, balcony or walking surface. The 3/8-inch exception applies only where that surface slopes away or drains through gaps so water cannot collect, and it is covered by a roof rather than only an eave or overhang. Local code or a different installed series may set another requirement, so check the current instructions and jurisdiction before writing a repair scope. Photograph the gap with a ruler at several points, including the lowest corner and any expansion joint; paint cannot create missing clearance.

Use the next wetting cycle as evidence

After rain or patio washing, photograph where water ponds or splashes, whether the underside remains dark, and whether the edge has thickened or delaminated. Compare a dry upper course. Do not assume every dark mark is structural damage, but do not sand swollen material flat and call it prepared. Check whether the patio slope, irrigation or a new overlay is holding water against the wall. A qualified siding or drainage trade may need to resolve the source before a painter can release the lower course.

LP's paint guidance recommends acrylic latex coatings suited to wood composites and says exposed field-cut edges must be painted under its application instructions. That edge-protection step applies after the assembly is sound; it does not turn saturated or improperly installed lap into an acceptable paint substrate. Specify the selected coating and use its own current data sheet for preparation and weather limits. Do not transfer a primer or cure rule from the Springfield frost guide to this patio problem.

A scope that survives the next rain

  1. Map the detail.Photograph the patio, lowest lap edge, transitions and any recent concrete or paver work with a visible scale.
  2. Separate wetting from failure.Record ponding and splash paths after rain; probe or refer soft, swollen or delaminated areas without concealing them under primer.
  3. Verify the maker detail.Check the installed LP series against the LP lap instructions and identify the siding or drainage repair owner.
  4. Price the finish conditionally.State the measured clearance, repair prerequisite, dry-surface check, exposed-edge treatment and exact finish system in the estimate.
  5. Record the decision.Use Kwelby's job record and client brief for the observed wetting, hold and return date.

A forecast cannot inspect the bottom course

The free weather checker can plan a revisit after rain but cannot measure the clearance or detect hidden deterioration. Kwelby's method keeps forecast planning separate from field evidence. The plywood cut-edge guide covers a different product; the brick weep-hole guide concerns preserving a drainage outlet, not LP lap separation.

Fix the detail before the finish line

Quote an LP SmartSide patio-edge repaint only for sound, dry lap that meets the confirmed product detail. When the bottom course contacts concrete, remains wet or has failed, document and assign the assembly correction first. Give the owner a separate coating price contingent on that repair and a field release after the next wetting check.
