Do not caulk or paint closed the roof-to-wall clearance beneath identified Hardie Trim HZ10 boards merely because rain left a stain there. James Hardie's HZ10 roof-to-wall detail requires separation from the roofing and shows an open gap at horizontal flashing. A damp mark calls for a flashing and water-path inspection before a repaint price; it does not prove the gap itself is a failed sealant joint.

Which gap is the estimator looking at?

Photograph the trim, roof plane, step or counter flashing, and the stain's start and end points after rain. Identify the installed James Hardie product and HardieZone from records or the manufacturer; the September 2025 HZ10 installation requirements expressly do not apply in every state or all western locations. On its roof-to-wall figure, the HZ10 trim is kept at least 1 inch from roofing. Its horizontal flashing figures show a separate minimum 1/4-inch gap that must not be caulked. These are different details; do not quote either dimension until the actual assembly and applicable instructions are confirmed.

Rain staining is a scope question

Look for staining confined to a splash zone versus a trail emerging from behind trim, and note a missing kickout, blocked gutter, loose flashing or soft adjacent material. The painter can record visible conditions but should route suspected roof or wall leakage to a qualified roofer or envelope specialist. Paint or sealant across the designed drainage opening can hide the evidence and obstruct water release. Price the repair separately from the finish. Only a dry, sound face is ready for finish

The same Hardie HZ10 sheet says not to paint wet product, recommends 100% acrylic topcoats, and directs painters to the chosen paint manufacturer's application instructions. It also distinguishes approved caulked siding-to-trim joints from open flashing clearances. If caulk in an approved joint has failed, obtain its own written preparation and weather instructions. An overnight shower forecast helps plan inspection; only the on-site trim, joint and coating conditions can release the work.

A bid and crew checklist

  1. Map the detail.Photograph the roof-to-wall junction and label each gap rather than describing all openings as failed caulk.

  3. Assign water work.Refer suspect flashing, gutter overflow or concealed wetting before quoting a cosmetic stain cover.
  4. Protect clearance.Mark any manufacturer-required opening as a no-caulk, no-bridging area in the scope and client proof.
  5. Release the finish.After repair and drying, document actual surface conditions and the paint maker's limits in Kwelby's job record.

Keep the diagnosis within the evidence

Quote the assembly and the paint separately

At an HZ10 roof-to-wall junction, leave specified roof and flashing clearances open. Resolve the source of rain staining, then recoat only a cleaned, dry, sound face under the selected 100% acrylic paint's current instructions. A dated bid should name the gap that stays open, the repair owner and the point at which the paint crew may return.
