Hold the ConFlex SherLastic repaint of the vertical stucco parapet face if its cap may be leaking. An HOA manager should first get the cap and water path assessed and repaired by the responsible trade, then have the painting contractor verify that the wall is sound and dry and that the exact coating system can be applied. Filling visible hairline cracks and coating over a damp wall may hide an unresolved route for water behind the film.

The cap and vertical face are separate scopes

This decision concerns an older, previously coated stucco parapet with hairline cracking on its exposed vertical face and staining or recurring wetness just below a cap after rain. The cap, roof termination and flashing control water entry from above. A painter's vertical-face coating cannot certify those details. Assign suspected cap defects to a qualified roofing or building-envelope trade before approving a cosmetic repaint as a leak remedy.

The ICRI Concrete Repair Bulletin discussion explains the trade-off: elastomeric films can bridge hairline stucco cracks, yet water entering from parapet design or flashing defects can remain behind them and produce blisters or adhesion loss. This is a mechanism to investigate, not proof that every blister came from a cap leak.

What SherLastic permits on this detail

The CF16W0053 manufacturer sheet describes exterior use on vertical stucco and a 50–100°F application range. Its 24-hour recoat figure is at 77°F and 50% relative humidity and varies with temperature, humidity and film thickness. It calls for cleaned, dry, sound masonry, repair of openings where needed, and product-specific film build. These figures belong to this formula; verify the exact can and current sheet.

Crucially, the sheet excludes horizontal surfaces where water collects, including roofs, and overhead undersides. Do not run this wall-coating specification across the parapet cap or roof return as though it were a waterproofing membrane. The cited sheet's wind-driven-rain performance describes an applied wall system; it does not cure an open cap joint, active backside moisture or structural movement.

Evidence the HOA should request before release

  1. Map the water evidence.Record cap joints, flashing interfaces, stain boundaries, blister locations and dates after rain. Photograph the vertical face and cap separately; do not assume surface dryness proves the wall behind it is dry.
  2. Resolve the entry path.Have the responsible trade inspect and repair suspected cap or roof defects. If the source remains unclear, hold coating and get an assembly-specific assessment rather than sealing over the symptom.
  3. Define the coating area.Keep the roof and horizontal cap out of the SherLastic wall scope. Identify sound old coating, exposed stucco, cracks, loose areas and any repair material that needs its own cure instructions.
  4. Agree on field verification.Use a method accepted by the coating and substrate specialists to document dryness, repair cure, adhesion and preparation. Record instrument, location and results; a rain-free forecast cannot certify hidden moisture.
  5. Reserve application and recoat.Use the hourly forecast for a possible window, then measure actual surface and material conditions. Follow the matched sheet's preparation, patching, film-build and recoat instructions, with a hold if another rain sequence or unresolved wall condition interferes.

A useful manager-to-contractor record

The approval note should identify the held face, suspected water path, roofing assessment status, wall findings, proposed product and the person who can release the coating. For example: “North parapet vertical-face coating remains held pending cap-water investigation and wall verification; no roof or cap coating is approved under the SherLastic wall scope.” This is example wording, not a report of an inspected property.

Do not coat a leak diagnosis away

Release this vertical parapet repaint only after the water source is resolved and field checks support the exact system. If the cap, wall condition or weather window remains uncertain, document a narrow hold and the next inspection instead of treating a crack-bridging coating as a roof repair.
